The final project showcase in our “We are thankful… ” series celebrates completion of the first phase in converting a five-story office building into a state-of-the-art high school for Immanuel Christian School.

Located in Fairfax County and designed by Cooper Carry, this project comprises a total building area of 36,000 SF that is being converted in two phases to meet the programming needs for this private school, enabling them to expand their current K-8th grade offerings to a full, K-12th grade education.

This first phase included redesign and renovation of the lobby level as well as the second and third levels. Fireproofing was also part of the project scope for all four levels with McMullan providing structural engineering for upgrades to support future MEP equipment, a greenhouse and observatory on top of the existing roof, and associated extensions for the second stair and elevator.

One of the unique features designed in this first phase was the Learning Stair shown here which groups its space into a two-story learning community for a common instructional area with an interconnecting stair. Scott-Long Construction, Inc. was the general contractor, and the project team is now in the process of designing for the second phase.

As noted by Cushman & Wakefield Director Jon Mahaffey whilst representing the school, “Immanuel Christian School’s ultimate goal is to acquire the building as its long-term home. This is a great example of a trend we’re seeing across suburban DC’s office market – older office buildings being converted to alternative uses, in this case a school. It’s a perfect adaptive reuse that’s both sustainable and benefits the surrounding community.”
